Favorable signals
Nearest express tunnel more than 2 miles out. Corridor volume between 15,000 and 25,000 vehicles a day. Neighbours are full-service or self-serve bays rather than express. No membership-led operator inside the trade zone.
Unfavorable signals
Two or more express tunnels inside the 10-minute zone. A national membership brand within 1.5 miles. Trade zone overlapping a store you already own.

How is this different from just using the platform?

The platform is built for structured work: scoring a site, managing a deal through stages, running a report. Market Planning is for the questions that span a whole market and would otherwise mean opening nine tabs and holding the comparison in your head. Ask it once, watch it run, and get the comparison as an artifact you can share.

Where does the data come from?

Esri for demographics and psychographics, Unacast for foot traffic, StreetLight for vehicle traffic, plus your own portfolio and the criteria your team configured. Every input on a score traces back to its source, which is the point: you can check it rather than believe it.

Does it need my sales data?

No. Scoring, trade zones, demographics, and cannibalization all run without it. If you do connect your sales data, the forecast gets calibrated to your business rather than to comparable stores, and GrowthFactor Labs can build a custom revenue model on top of it.

Can it change my deals?

It reads from and writes to your pipeline as part of work you ask it to do. When you would rather just explore, point it at addresses that never touch your pipeline and treat the whole study as a sketch.

How is this different from GrowthFactor MCP?
